    Frequently asked questions

What can I use released equity for in the UK?

Home improvements, debt consolidation, deposit for a second property or a family gift. Lenders will ask the purpose and evidence it during the application.

Is equity release the same as remortgaging?

No. A remortgage is a standard capital & interest loan you must repay monthly. Equity release (lifetime mortgage) is age-restricted (55+), has no monthly payment and interest compounds until sale.

How much equity can I release from my UK home?

Standard remortgage: up to 85–90% LTV subject to income. Lifetime mortgage: 20–55% LTV depending on age. Second-charge loans typically cap at 75–85% LTV combined.

Do I pay tax on money released from my home?

No — releasing equity is borrowing, not income. But if you gift the money and die within 7 years, inheritance tax rules may apply on the gift.

Can I release equity with bad credit?

Yes, via specialist lenders and second-charge products. LTV and rate will reflect the adverse. A specialist broker will place you with the right lender first time.

Will my UK lender let me borrow more on remortgage?

Usually yes if you stay within LTV and affordability. Some capital-raising purposes (business, tax bill, gambling) are restricted — a broker knows which lenders accept which reasons.
