    What ICR do UK buy-to-let lenders use?

    125% for basic-rate taxpayers or limited companies, 145% for higher-rate taxpayers in personal name, and 165%+ for HMOs and multi-unit blocks (MUFBs).

    Is limited-company BTL better than personal name?

    For higher-rate taxpayers with 3+ properties, usually yes — full mortgage interest deduction and Corporation Tax rates. A broker will run the after-tax numbers for both structures.

    What stress rate do UK BTL lenders use in 2026?

    Typically the higher of 5.5% or product rate + 2% for 2-year fixes. 5-year fixes are often stressed at pay rate — which is why they let you borrow more.

    Can I get a buy-to-let mortgage as a first-time buyer?

    Yes, but the lender pool is small (Kensington, Kent Reliance, The Mortgage Works and a few specialists). Expect higher rates and a minimum 20–25% deposit.
