Scotland's buy-to-let market 'excellent'

The National Landlords Association (NLA) has deemed the outlook "excellent" for Scotland's buy-to-let market this year.

According to the group, rising house prices in Scotland are forcing people to rent rather than buy, yet the prices are still lower than the saturated markets in south-east England and Ireland.

Commenting on the issue, David Kendall, regional representative for Scotland for the NLA, said: "Basically, from a rental point of view the outlook is excellent.

"Yields are increasing, and rental void's decreasing, which is good news. Probably the biggest challenge for investors is that it's not as easy to finance buy-to-let now, with the credit crunch - that's a general thing which is certainly happening down in England as well."

He added that this could mean there are less new buy-to-lets entering the property market, which would be directly beneficial to investors who were already in the market.

The housing market is "more stable" in Scotland than in regions such as the south-east of England, he concluded.
